Seven homes went under contract at an average list price of $1,590,429. While the reported average days on market was 77, this figure was skewed by one property that had been on the market for 473 days. Excluding that outlier, the remaining homes went under contract in an average of approximately 11 days, reflecting a much faster pace for well-positioned properties.
One property closed at $1,700,000, representing 106.3 % of its list price and going under contract in just 20 days.
While weekly activity can fluctuate, the speed at which most homes are going under contract highlights that pricing continues to play a critical role as inventory expands.
