We have to admit, it is hard not to feel this way; after all it is your home.  Selling a home is emotional on many levels, but as we are currently in a buyer’s market the most profitable strategy is to be as unemotional as humanly possible.  After living through the last few years in the real estate business we have learned that one of the most important things a seller can do to achieve maximum dollars is to PRICE IT RIGHT from the start!  Under current market conditions, statistics show that the number of days a properly priced home spends on the market is significantly less and the sale price is significantly higher, than a similar home that was initially priced too high.  To determine a competitive price for your home we use a 5 metric average that takes into consideration all the market trends and statistics.

Coffee Anyone?

When thinking about moving to a new place there is one rather small,
but very important detail that we feel should not be overlooked. Where is the local coffee hangout? Not the chains, but the place that all of the
locals like to go to meet up with friends, have a chat and find out what’s happening in the community. In Princeton you only need to know three words, Small World Coffee!  Owners Jessica Durrie and Brant Cosaboom, opened this vibrant community-centric coffee store in 1993 and
haven’t looked back. It is truly the heart of the Princeton community.  Not only is the coffee amazing, roasted locally, but there is often live
music as well as fantastic artwork on display by local artists.  You may run into a neighbor, a student, or a world renowned professor.
Honestly, Syl and I wouldn’t know what to do without our daily dose of Small World.  Enjoy! Sig & Syl


Let’s Buy a House!

It looks as if the perfect storm which has been going on for many years now may finally be coming to an end. Home prices don’t appear to be rising anytime soon, but interest rates do.  Here are Sig &Syl’s  top 3 reasons why now is a good time to climb off that fence and buy a house! 

- Fed rates are set to go up later this year, combine that with inflation and mortgage rates are going to rise. The current affordability index is about as good as it gets!

 - Since so many people have been on the fence about buying the rental market has shot through the roof. Rents just keep getting higher and higher.

- 20% down could become mandatory. That is what will happen if the restrictions in the proposed Qualified Residential Mortgage (QRM) regulation are implemented.

Princeton Enviromental Film Festival

Now that the madness of the holidays is behind us we hope to grab your attention for an important festival, The Princeton Public Libraries Environmental Film Festival. This is the 5th year of the festival which runs from January 13th – 24th and hosts an interesting array of films and speakers. Each film has been carefully selected to give viewers a broad look at the state of our environment.
Featured films include:”Oceans,” “Houston, We Have a Problem,” ”Peaceable Kingdom: The Journey Home,” “Oceans,””Bag it,””I Bought a Rainforest” and “Gasland.” Featured speakers include: Chelsea Sexton, “Who Killed the Electric Car” and “Revenge of the Electric Car,” Josh Fox, director of “Gasland”, and Fabien Cousteau, the grandson of Jacques Cousteau.
