We can’t believe it is May 1st and soon we will be celebrating Memorial Day! That is crazy! As you know it has been a busy spring market thus far, probably why time seems to be flying. Curious how the Princeton residential real estate market faired in April? According to TREND MLS, there was a healthy 6% increase in the average sale price and there was another +$2M sales last month. Units listed were +29%, average units sold +86% and the average days on market was down 36%.  Which means we can now tell a new story! April experienced the first increase in units listed this year! 75 homes were introduced last month and when a well-priced home comes on the market, it is sells fast!  So what will the month of May bring? Well, there are some great questions to ponder. Did homeowners decide to wait and see and are now eager to list their homes? Will buyers who have lost homes due to bidding wars be ready to pounce?  We can’t wait to see what exciting trends this spring market will continue to experience. Yoga in Princeton

Thinking of moving to Princeton, but not sure if you will be able to find world class yoga? Full disclosure: this is one of the first things we look for in a new town because we are NUTS about yoga. Maybe not our husbands’ first question, but we’ll cover their sports in a future post. Anyway, for all you yogis out there: Lots of Choices! Our favorites: YogaStream  run by the absolutely amazing and beautiful Lara Heimann. She is an inspirational teacher with fantastic classes and retreats. She also has a teacher training program offering a 200 hour certification for anyone interested in becoming a yoga teacher. Gratitude Yoga  is a donation based studio offering a wide variety of classes including Vinyasa, Ashtanga, Prenatal, Baptiste inspired classes and more.   Yoga Above  teaching: power yoga, Ashtanga, Hatha, Jnana, hot yoga and yoga for children. March 27th – Special Guest: three hour master class taught by Michael Kest (a pioneer of Power Yoga and star of too many DVDs to name); Just outside of Princeton in nearby Kingston is Simply Yoga . They offer Hatha, Iyenger, Vinyasa flow, Hatha flow and Restorative. If that’s not enough choice, there are tons of great teachers working in local gyms as well as privately. Susan Sprecher comes to mind,  as she is a great teacher, who works in various studios around town, has a home studio and teaches privately as well. Princeton is also home to many talented homeopaths, acupuncturists and natural food gurus. If you love healthy living, you’ve found your town! Sig & Syl


Good News for Princeton!

Big news for the Princeton area! Frontier Airlines has decided to make Trenton-Mercer Airport their East Coast hub. For those of you thinking of moving to the Princeton area, this is welcomed news by all. Trenton Airport is only 12 miles from downtown and there are several ways to get there.  Frontier will be offering direct flights to Atlanta, Chicago (Midway), Columbus, Raleigh-Durham, Detroit, New Orleans and four Florida locations as well. Frontier is based out of Denver and is a low fare airline so not only will it be convenient, but there will be some deals to boot!  It is a great little airport with plenty of parking so trips should be easy and hassle free.  Just another great reason to choose Princeton. So what happened residential real estate in Princeton in 2012?

The residential real estate in Princeton market experienced quite a year in 2012! According to TREND MLS,  pending sales and units sales were up for the 3rd year in a row! While the number of homes listed in 2012 were down -14% from 2011.  What about the average sales price(ASP)? Well, the ASP was $869,212, down 5% from 2011 and is now more inline with the ASP Princeton experienced somewhere between 2004-2005.  Interesting to note is that Princeton’s highest ASP in the last 12 years, $1,016,638, occurred in 2008.  So what does this all mean for 2013? Barring any natural and/or financial disasters we have a great feeling about 2013!  With such positive indicators as higher pending and unit sales, lower inventory and historically low interest rates, all signs lead to a healthier and more dynamic market.  Speaking of market, if you are thinking about buying or selling your home, or like us love statistics and want to learn more about Princeton and/or the surrounding areas, feel free to contact us!  Happy New Year!
